For some time now, the construction and real estate industry has been focusing on issues such as sustainability, energy efficiency and resource conservation, which are becoming increasingly important in the development of new projects. As a pioneer in sustainability, STRABAG Real Estate has successfully managed to certify several of its (commercial) projects according to the criteria of the Austrian Society for Sustainable Real Estate (ÖGNI), thus officially designating them as sustainable buildings.

What is the ÖGNI?

The ÖGNI - Austrian Society for Sustainable Real Estate, is a non-governmental organisation whose mission is to establish sustainability in the construction and real estate industry. It strives to demonstrate the added value of building certification, so that environmentally and resource-friendly buildings can be created with a high level of economic and social efficiency, which have a positive impact on the health, well-being and performance of the users and can also be used flexibly over a longer period of time. These sustainable buildings are also called Blue Buildings. Strengthening the European quality certificate internationally is also being sought. Furthermore, transparency is a particularly high priority for the ÖGNI and it is the only Austrian Council to be an "established member" of the WorldGBC (World Green Building Council). The certification system was adopted by the cooperation partner DGNB (German Sustainable Building Council), then adapted to Austria and further developed.

How does the DGNB system (ÖGNI) assess the sustainability of buildings?

The DGNB certification system of the ÖGNI serves to objectively describe and evaluate the sustainability of interior spaces, neighbourhoods and buildings. Its content is based on the following three principles: Life cycle consideration, holism and performance orientation. During the complete building cycle, an evaluation of the quality takes place, including all aspects of sustainability. These aspects are part of six topics: Ecology, economy, socio-cultural and functional aspects, technology, processes and location. The first four topics are assessed equally. Thus, this system is the only one that allows ecology to be weighted equally with the other factors. Adaptation to different building uses and country-specific requirements is easy due to its flexibility.

Which projects are certified by the ÖGNI?

DC Waterline:

This development in the D-City combines leisure, life and work and enables an optimal work-life balance. All three components have been awarded gold certification by the ÖGNI. The direct waterfront location - on the New Danube | Copa Beach - makes the project particularly attractive. The car-free open spaces are a benefit for all residents as well as for businesses and their employees in the D-City.

Silo Plus:

The Office Park Silo Plus in Liesing achieved a high rating from the ÖGNI in the area of ecology, among other things, and was awarded a gold certificate. No expense was spared on ecological and sustainable building materials here. Geothermal energy and photovoltaics are the main energy sources.

Square One:

Thanks to its extremely high economic quality, the sustainable Square One office building in Vienna-Döbling has been awarded a platinum certificate. Special features of the building include its energy-efficient construction, the photovoltaic system on the roof and covered bicycle parking. In particular, the tenants in Square One benefit from direct access to the supermarket and a wide range of restaurants in the building.

Square Two / Ari-Rath-Haus:

This property, also in Vienna-Döbling, also impresses with a high rating in all areas, earning an ÖGNI Gold certification. Square Two is located in the immediate vicinity of the U4 and S-Bahn station Heiligenstadt, perfectly accessible for students and business travellers and offers them accommodation with enough bicycle parking spaces and green areas. For the multiple certifications of all office buildings, STRABAG Real Estate received an additional gold certificate in 2019.
