Further cooperation for the realization of the highlight project at Richard-Strauss-Str. 76 successfully concluded
Office ensemble with 75,700 m2 designed by Pritzker Prize winner David Chipperfield
Sustainability and flexibility in the focus of project development
Bogenhausen, a landmark is being created - with the new construction of the three-part office ensemble at Richard-Strauss-Str. 76, the design of the renowned architect and 2023 Pritzker Prize winner, David Chipperfield is being implemented. In addition to the civil engineering measures already underway, SRE will also realize the building construction as part of a service development together with Ed. Züblin AG as general contractor. This was agreed by both parties together with the Bayerische Versorgungskammer (BVK) as the building owner.

"In further developing the competition result with BVK, David Chipperfield Architects, and SRE, the focus was on a sustainable and future-proof property for the office world of tomorrow. Offering future users maximum flexibility in the building, both from an organizational and technical point of view, while integrating BVK's strategic approach based on ESG criteria, was always a priority in the considerations," says Kersten Waltz, organisational unit manager of SRE Munich, after the successful conclusion of the project development contract for the building construction. The joy that the planning and building rights obtained by SRE in recent years can now be further realized together is great on all sides, confirm those responsible for the contracting parties BVK, SRE, and Züblin alike.
SRE will oversee project development and project management for the entire building construction project and will also provide support in the future marketing of the office space available for lease externally. The cooperation with Züblin as construction partner continues - as already for the excavation - also for the building construction. SRE was able to rely on the technical expertise of its sister company as early as the planning stage of this complex project.
HIGHLIGHT PROJECT WITH SPECIAL LOCATION QUALITY
Great architecture, modern and high-quality building equipment as well as a high degree of flexibility - all this is combined in the three building sections with a total of approx. 75,700 m² of office and restaurant rental space. The planned completion of the entire construction project is scheduled for 2028.
In addition to BVK, which would like to move into partial areas for its new company headquarters, future tenants can look forward to very special and future-oriented work settings - a light and transparent architecture with a breathtaking view in the 24-story high point or a natural working atmosphere in the timber hybrid building with roof terrace.
The perfect connection to public transport with a subway station directly adjacent to the property, as well as the planned infrastructure not only for e-mobility, make this location particularly attractive in combination with the green surroundings of the Denninger Angers.
A high-quality restaurant on the ground floor and a unique sky bar on the top floor of the 100 m high point perfectly round off the offer for future tenants.
